LEASE ABSTRACTION / AUDITED RE-ABSTRACTION / DUE DILIGENCE
Every business has different needs when it comes to Lease Abstraction. Some folks want dates and dollars (financial abstracts) others want a complete abstract which includes a summarized version of all lease points.
Also, your abstraction needs may be based on new leases and amendments your firm executes or it may be based on the purchase of a portfolio.
Whether you require my help to perform a one-time abstraction effort or on-going services, we can customize an offering that makes the most sense for your goals and budget.
If you are a Landlord, you may be looking to purchase some additional assets. OPERATING EXPENSE RECONCILIATION AUDITS
You may call them “true-ups”, reconciliations, annual bills, or some other phrase, but the annual assessment of the Tenant Share of reimbursable expenses is what I’m discussing here.
In my time, I have been on both sides of a reconciliation billing. I’ve been the person creating the bill and I’ve been the person auditing the bill for accuracy. So whether you’re here as a Landlord or a Tenant, I am able to help. As a Tenant, I can review your Landlord’s billing for any items that should not have been included. For Landlords, I can be utilized to help you review your current billing practices to make sure you are charging properly for every reimbursable expense.
In some circumstances, these types of relationships yield savings that pay for the auditing service and more. That is not a typical scenario, as all results are based on the types of Leases you have and the errors your Landlords may be making on their billings.
Unlike other firms, I charge a reasonable flat rate for this service with no compensation based on percentage of the monies reduced. So, you keep all the savings!

Your needs may include a mixture of service types: abstraction, auditing, payment processing, critical date notifications, Gross Sales reporting, etc. Whatever your needs, I can customize a Lease Administration plan to help your firm, while also removing the need to hire a new employee and inherit all of the employment costs that come with that (e.g. payroll taxes, insurance, etc.).

COLLECTIONS
If you are a Landlord, you might not have a team dedicated to collecting your receivables. With a focus on the aged receivables, we can help reduce this burden and get your tenants back to a current balance.
Based on your requirements, we'll also track those tenants who need to be moved along the default process due to lack of payment against their lease terms.
We do not provide legal services in the handling of these debts, but would be able to liaise with your counsel on these items and report back to you on the frequency you request.
